Rental Policies
NOTE: These policies must be acknowledged (signed off on) prior to completion of any on-line reservation request.
Contracts, Reservations & Rates
You will be required to sign a contract prior to confirmation of any booking. The contract will be sent to you electronically after your first payment and the reservation will not be considered confirmed until the agreement is signed. For Guests staying at Shores of Madeira & Madeira Beach Yacht Club & Boca Vista the formality of Condo Board approval is required. Shores of Madeira will require a background check. No one under the age of 25 may make a reservation. There must be one adult at least 25 years of age occupying the property for the entire reservation. Our published rates will only be honored for reservations made directly through Sunhost Reservations, Beachplace Rentals or Sunhostresorts.com. Bookings made through third party websites ( booking.com, expedia.com, hotels.com etc. ) may be at a different rate and Sunhost Resorts will not mark up or down rates from these sites. For bookings made directly through AirBnB, Booking.com & VRBO you may also be charged a "service fee" or "booking fee" and those fees are billed to your credit card directly by those third parties and will not be shown on your confirmation from SunHost. Any request for refund of said fees must go directly to the third party websites.
Deposits
Reservations MAY include a $30-$70 refundable key deposit. Bookings at Crimson On The Gulf & Shores of Madeira will include a refundable $250 key deposit for pool and beach gate access.
Groups
We do not accept wedding parties, class reunions, large groups or family reunions. A maximum of three units may be reserved by any one group.
Premium Weeks
One week reservations in the winter season (if available) and Holiday Weeks and Weekends are subject to a 10-15 % premium over the normal rate. Rates do not include a service charge, departure fee or sales tax.
Minimum Stays
Minimum stays vary by season, unit and complex. Summer through Christmas season minimum stays range from 4 to 7 nights. During the winter season the minimum stay is normally 7 to 14 days, depending on the complex. Additionally, during holiday weeks our minimum stays range from 5 to 7 nights.
Payments
A prepayment of $300 via personal check, Visa, Master Card or Discover is required to make a reservation. FINAL BALANCE PAYMENT is due at least 30 days prior to occupancy for rental terms up to 27 nights and 60 days prior for terms of 28 days or longer and will be charged to the card on file unless prior other payment arrangements are made. We encourage balance payment by Check , however checks must be received at least 30-60 days prior to arrival, depending on lentgh of stay. Any reservation not prepaid in full at least 30-60 days prior to arrival is subject to cancellation and forfeiture of the $300 prepayment. Prepayments may be held in an interest bearing account with all interest accruing to SunHost Resorts.
Cancellations - Refunds - Changes
ALL cancellation requests must be received in WRITING via email, fax or letter. Telephone cancellations will not be accepted. Trip Insurance, Service Fees, Non Cash Discount Fees and Condo Approval Fees are not refundable.
Upon written notice at least 30 days prior to the Rental Period, the prepayment less an $85 fee shall be returned for cancellation.
Thereafter, there are no refunds in the unfortunate event of a cancellation prior to the Rental Period. Refunds are not given for unmet expectations, canceled flights or other transportation interuptions, weather, natural disaster, evacuation, personal, or other related reasons. The Management Company reserves the right to refuse service to anyone. We recommend purchase of Trip Insurance.
Travel Protection Insurance
Sunhost Resorts has partnered with Red Sky Travel Insurance to provide Sun Trip Preserver® coverage for our guests. Sun Trip Preserver provides cancellation and interruption services as well as emergency assistance and travel services. Coverage is available for all of our guests, including our Canadian & world wide friends. Protect yourself in the event of hurricane evacuations and family emergencies such as illness or death in the family. The travel insurance is optional, and the cost is 6.95% of your total reservation stay. Lock your policy in early, for the most coverage it is strongly recommended you purchase with your first booking deposit. Premium is non-refundable after 14 days of purchase.

Check-In / Check-Out
Check-in is 4:00 PM EST. Arrival prior to 4:00 PM may result in a delay in occupying your property. Every effort will be made to guarantee 4 p.m. check in, however, it is possible that the unit will not be available by 4:00 p.m. Check-out is 10:00 AM EST. Late check out must be approved by management. Approval by management for late check-out will only be granted if no one is checking into the unit on your departure date. Charge for late check out is normally a 1/2 days rental plus taxes.

Utilities
No compensation will be given for outage of electricity, internet service, water, cable or telephone service. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. The operation and maintenance of these utilities is out of the control of SunHost Resorts.
Internet Service
Internet Access, if provided, is a FREE guest amenity and neither SunHost Resorts, Complex Associations nor the unit owners accept liability stemming from the use or loss of use of the service. No compensation will be given for loss of internet access, if provided.
Parking
Parking is limited at all SunHost Resorts. Parking regulations vary from complex to complex. Beach Place & Las Brisas have NO visitor parking. Units at Beach Place and Las Brisas are limited to one assigned space. Most three bedroom units at Beach Place have 2 assigned spaces. City parking lots are located adjacent to or near most SunHost Resorts and discounted parking permits are available - Click Here for City Parking Permits - or you can call the city at 727.391.9951 for additional parking info and pricing.
No Pets
Pets of any type are prohibited at any SunHost Resort and any SunHost managed unit. If any evidence of a pet is found in your unit or on the premises, you will be asked to vacate immediately and forfeit all rental payments.
Smoking / Damages
All SunHost units are designated as non-smoking. Smoking in any unit will result in an additional charge of $350. Any damages to unit or condominium property are the responsibility of the renter.
Use of Facilities
Sunhost manages units in a number of different complexes. You are entitled to only use the facilities at the complex you are staying at. Visitor policies vary by complex. No Weddings, gatherings, parties or family reunions may be held on the property of any SunHost Resort. A maximum of three units may be reserved by any one group.
Furnishings
All properties are individually owned and furnished. No two properties are alike. No furniture is to be rearranged, nor are any items to be removed or taken to another property. No beach towels, beach chairs, toys or umbrellas are provided.
Hurricanes / Natural Disasters
If the National Weather Service issues a HURRICANE WARNING, not a tropical storm warning, and mandatory evacuation for the Madeira Beach or Redington area, registered guests are entitled to receive a refund of the rental balance as of the date of the hurricane warning. We recommend purchase of Trip Insurance. There will be no refunds for cancelled flights or other transportation interuption.
Questions and Concerns
Any questions or concerns should be presented to management as soon as practical after check-in. Every effort will be made to address these matters immediately.
Agency Disclosure
SunHost Corporation is the agent of the property owner and is acting at all times, in and for the best interest of the owners. Agent will not be held responsible for acts of theft, vandalism, or damages to the guest's personal property.
Privacy Policy
Upon accepting these terms, your information including email address, address & phone numbers has been added to our database. You may from time to time receive emails or other mail from SunHost Resorts. Should we contact you via phone or email you will be given the opportunity to opt out or unsubscribe. SunHost will not share any of this information with any individual or company.
